Flexible service levels with clear, transparent pricing

How Does Pricing Work

 At Nextier, we believe sellers should understand exactly what they are paying for and have the ability to choose the level of service that fits their needs. Some sellers want MLS exposure and prefer to handle the process themselves, while others want broader guidance from listing through closing. Our pricing options are designed to provide flexibility, transparency, and a clearer understanding of what services are included. 

Option 1: Flat-Rate MLS Listing: $995

Our flat-rate MLS listing is designed for sellers who want professional MLS exposure without a traditional full-service listing arrangement.  

Includes:

  • MLS entry 
  • Listing syndication to participating real estate websites
  • One free MLS change
  • CMA / Price Analysis
  • Listing maintenance during the listing term

 

Seller typically handles:

  • showings
  • negotiations
  • contract discussions
  • transaction management
     

This option is often a good fit for sellers who want to be more hands-on while still benefiting from MLS exposure.

Option 2: Flat-Rate MLS + Transaction Coordination: $1,490

This option is designed for sellers who want MLS exposure and additional administrative support once a contract is in place.  Includes everything in the flat-rate MLS listing, plus:


  • timeline and deadline tracking
  • coordination with title company, lender, buyer’s side, and inspectors
  • document follow-up
  • status updates through closing
     

This option can be a good fit for sellers who want help staying organized through the transaction without upgrading to full representation.

Upgrade Anytime

Some sellers prefer to start with a flat-rate MLS listing and later decide they want broader support once the property is active on the market. If that happens, Nextier can upgrade the listing to full representation through a written addendum or modification. A previously paid flat-rate fee may be credited toward full-service compensation at closing. If the transaction does not close, previously paid flat-rate fees remain non-refundable.

Option 3: Full Representation

For sellers who want professional support from pricing through closing, Nextier also offers full representation.  Listing-side compensation: Typically 2%–3%, fully negotiable.    

Full representation may include:

  • pricing strategy
  • listing preparation guidance
  • MLS marketing
  • Print & digital marketing pieces
  • offer review and negotiation
  • contract assistance
  • inspection response support
  • coordination through closing
     

This option is often the best fit for sellers who want broader guidance and representation throughout the process.

Real estate commissions are fully negotiable and are not set by law. Services and compensation vary depending on the listing agreement selected.
