This option is often a good fit for sellers who want MLS exposure while managing certain parts of the process themselves.
Yes. Sellers may begin with a flat-rate MLS listing and upgrade to full representation if they decide they want additional support during the process.
Flat-rate listing fees are generally earned upon performance of the agreed services and are non-refundable unless otherwise agreed in writing.
A previously paid flat-rate fee will be credited toward full-service compensation at closing. If the transaction does not close, previously paid flat-rate fees remain non-refundable.
Additional support services may be available, including offer assistance, negotiation support, contract help, and transaction coordination. Sellers may also choose to upgrade to full representation.
A transaction coordinator helps manage the administrative side of a real estate transaction after a property goes under contract. This may include tracking deadlines, organizing documents, coordinating communication with the title company, lender, inspectors, and other parties, and helping keep the transaction on schedule through closing. Transaction coordination is designed to help the process stay organized, but it does not replace legal advice, negotiation strategy, or full brokerage representation unless those services are separately agreed to in writing.
A limited-service listing is designed for sellers who want certain specific services, such as MLS entry and listing exposure, while handling other parts of the process themselves. Depending on the agreement, the seller may be responsible for showings, negotiations, contract discussions, and other transaction-related tasks unless additional services are added in writing.
Full representation, by contrast, provides broader brokerage support throughout the selling process. This may include pricing strategy, listing preparation guidance, marketing, offer review, negotiation assistance, contract support, inspection response guidance, and coordination through closing. The main difference is the level of support and which responsibilities remain with the seller versus the broker.

Professional photography is strongly recommended because listing photos often create the first impression buyers have of a property online. The standard flat-rate MLS listing includes the upload of up to 25 photos. Additional photos may be uploaded for an additional fee.
